Over View of Services

  1. When you purchase a property in Brisbane it is important that we implement a number of checks to ensure the quality and integrity of the property we are buying. The first step is to conduct and building and pest inspection which will determine the structural integrity of the property and identify any previous or current pest activities within the building and its surrounding land.
  2. Step 2 is to engage conveyancing and legal services in order to ensure your legal rights are protected and the contracts are managed in the correct manner and time frames are adhered to.
  3. Step 3 is to ensure the property value is correct and we are paying the right money for the property. As the majority of purchases are subject to finance it is generally the responsibility of the lender to provide an independent valuation of the property being purchased.
  4. Property Management is the next part of the purchase process and I will recommend the property management company I use. I do not do this for a payment of any sort, I recommend them because I get the best tenants for my clients with the highest rent possible and tenants that look after the homes.

Due Diligence

This is part of my Due Diligence Process to my customers and provides my clients with completely independent support services. I do not receive any fees, commissions or referral payments of any type, they work directly for you at arm’s length from me.

Property Management

There have been many times when a client has chosen to save themselves a couple of dollars by engaging their own property manager. In the majority of these cases the client has come back to me requesting access to the property management team that I use. The general reasons are that the property is not being inspected regularly, the tenants have not looked after the property or the property management company has been sold off.

I recommend SmartRE property managers as I deal with one contact who overseas all my clients properties. They find my clients the best tenants and always secure them at the best possible weekly rent achievable and if there are any minor issues with the Proeprty, they call me and I can take care of it.

In regards to fees, they charge the same as every other Proeprty manager but for my clients they waive the monthly admin fee. A bit of a savings to my clients but having a good property manager is like having a strong insurance policy in place.

How It Works

During the property purchase process, I will introduce you to the various professional services you need here in Brisbane. However, you are free to always choose your own service providers. The Brisbane Property Services I engage will work directly with you and provide you with their own independent reports. I will always act as your local representative and attend any building and pest inspections etc. and provide you with my own verbal report but you are always free to contact the service representative I have engaged to receive your own direct verbal feedback on the property.
