Lutwyche Single Bedroom Unit purchased for a client seeking a single bedroom unit to live in. Initially the search criteria was based around the suburb of chermside, a great location demand for low cost properties has placed a great deal of pressure on the local housing market which has seen prcies rise from around $370,000 in September 2023 to over $460,000 in April 2024. Demand is so high for these lower price point properties that open homes were being attended by on average over 30 groups.
With the situation only going to get worse and not wanting to pay an exorbant propcie for a small unit, we switched out target area to suburbs closer to the Brisbane CBD which is where we managed to secure this unit. It’s closer to public transport, closer to the Brisbane CBD and has a bigger floor area than any of the units we inspected in Chermside. Body Corp is also much lower by around $400 per quater.
