How Did I Do It

This was an Off Market Property that an agent has contacted me about. The current owners were goin through a seperation and there were clear signs of urgency. A previous contract had fallen through under finance wh9ch was the cause of the urgency, the owners wnated out and the property sold with no further issues.

I had a very string client who was pre aproved and ready to go.

The Property

The property is your classic bread and butter Brisbane investment property, 18 kilometres to the Brisbane CDB, 604 m2 of land, 4 bedroom 2 bathrooms, double lock garage, air cons in the main living area and the mater bedroom which ensuite. This type of property will appeal to a very high percentage of potential tenants which means it will always achieve a high rate of return and when the time comes to rent it out and in the future sell it.

The Offer

If you as a Brisbane Buyers Agent know the driving factors behind the seller you can use that to your advantage to secure a a very good property at a very good price. This property had a contract on it for $500,000 which was a very fair price. But that contract fell over on finance. I made an offer of $485,000 with very strong terms and conditions, seven days for building and pest inspection, fourteen days for finance approval and thirty days for settlement.
